Selling Your Home in Virginia Knolls

Planning to sell? Let the VKCA Board know early. A little advance notice keeps dues, documents, and closing paperwork from slowing down your settlement.

Virginia Knolls is a community association, so a home sale here involves a few steps beyond a normal listing. The items below cover what most sellers, realtors, and title or closing companies need.

1. Notify the Association

As soon as your home goes on the market, send a note through the contact form with your address, your expected settlement date, and the best contact information for you and your agent. This lets the Board prepare resale information promptly and keep association records current.

2. Bring Your Dues Current

Annual VKCA dues must be paid in full through the current year before settlement. Any unpaid balance is typically collected at closing. See Annual Dues for amounts and payment details, or contact the Board for a written statement of your account.

3. Resale Disclosure Documents

Virginia law requires that buyers receive an association resale disclosure packet. To request one, contact the Board with the property address, the seller's name, the purchaser's name if known, and the closing date. Requests are handled by volunteers, so please allow as much lead time as possible.

A resale packet generally includes:

  • The recorded declaration, covenants, and bylaws
  • Current architectural and community rules
  • Current dues amount and the account status for the property
  • Recent budget and financial information
  • Any outstanding violation notices for the property

4. Clear Any Open Violations or Approvals

If you completed exterior work without written approval — paint colors, fencing, sheds, decks, doors, windows, driveways, solar — resolve it before closing. Unapproved changes and open violation notices carry over to the new owner and often surface during the buyer's review. See Exterior Modification Approval and Architectural Review.

5. Parking Decals

Parking decals belong to the property, not the vehicle. Remove and destroy any decals from vehicles you are keeping, and let the new owner know they should request decals in their own name after settlement. Details are on the Parking & Decals page.

6. Before You Move Out

  • Mow and trim your yard, including the strip of common ground directly behind your home.
  • Do not leave trash, yard waste, paint, or unwanted furniture on common grounds or in the alleyways. Use the guidelines on the Trash, Recycling & Bulk Pickup page for bulk items.
  • Pass along association information, gate or shed keys, and any approval letters for exterior work to the new owner.

7. After Settlement

Please send the Board the new owner's name and the settlement date so dues notices, newsletters, and meeting information go to the right household. Buyers are welcome to introduce themselves on the community forum.

For Realtors & Title Companies

Virginia Knolls is a self-managed, volunteer-run association. There is no management company. All resale disclosure requests, dues statements, and account verifications should be sent through the contact form with the property address and closing date. Please submit requests as early in the transaction as possible.
